Condo insurance
The association policy and unit-owner policy must meet at the boundary.
Declarations and bylaws help determine responsibility for walls, fixtures and assessments.
Building coverage
The unit-owner policy may need to cover improvements, fixtures, cabinetry, flooring and portions of the unit not insured by the association. “Bare walls” and “all-in” arrangements differ.
Loss assessment
This can help with certain covered assessments arising from insured property or liability losses, subject to cause, timing, deductible and special sublimits. It does not cover every association assessment.
Association deductibles
Large wind, hail, water or property deductibles may be allocated to unit owners. Review bylaws and the loss-assessment endorsement.
Personal property, use and liability
Contents, temporary living expense, personal liability, water backup, valuables and rentals still require separate consideration.
