Reconstruction versus real estate value
Land value, neighborhood demand and mortgage balance do not directly measure debris removal, specialized labor, materials, contractor overhead and rebuilding a single home after a loss.
Extended replacement cost
An endorsement may provide a stated percentage above Coverage A when reconstruction exceeds the estimate, but it is not an invitation to insure low. Conditions often require adequate initial limits and notice of improvements.
Ordinance or law
Current codes may require demolition of undamaged portions, upgraded electrical or plumbing, stronger roofing, energy standards or other changes. Basic policy allowances may be limited.
Update the estimate
Report additions, renovations, finished basements, upgraded kitchens, detached structures and material changes. Review reconstruction estimates at renewal rather than relying only on automatic inflation.
