Two home policies can settle the same roof loss very differently.
Roof age, material, cause of loss, deductible and endorsements can change the outcome.
Replacement cost versus actual cash value
Replacement cost coverage may pay covered replacement without depreciation once conditions are met. Actual cash value deducts depreciation based on age and condition. Some policies change settlement as a roof ages.
Wind and hail deductibles
A separate wind, hail, hurricane or named-storm deductible may be a percentage of the insured dwelling limit rather than a flat amount. Translate the percentage into dollars.
Matching and cosmetic damage
Policies and state rules differ on undamaged roofing or siding that no longer matches. Cosmetic-damage exclusions can restrict coverage when function is not impaired.
Maintenance is not a covered cause
Wear, deterioration, faulty installation and repeated leakage are commonly excluded. Prompt maintenance and documentation help separate storm damage from pre-existing conditions.
