Water and flood
“Water damage” describes a result—not necessarily a covered cause.
The source and path of the water determine which policy or endorsement may apply.
Sudden plumbing losses
A sudden accidental discharge from plumbing may be covered, while the failed pipe or appliance itself may not be. Repeated seepage, long-term leakage and maintenance issues can be excluded.
Sewer and drain backup
Backup through sewers, drains or sump systems often requires an endorsement with its own limit and deductible. Surface water and flood remain separate issues.
Service lines
Underground water, sewer, electrical or communications lines owned by the homeowner may be covered only through a service-line endorsement. Wear and root intrusion treatment varies.
Flood
Standard homeowners policies generally exclude flood. Separate flood insurance may cover the building and contents under different limits, deductibles, waiting periods and settlement provisions.
Preventing additional damage
Policies require reasonable steps to protect property after a loss. Shut off water when safe, document conditions, preserve damaged items when practical and report the claim promptly.
